You will need to pay your last month’s rent as usual. You currently have a security/cleaning/damage deposit on record with us; however, per Nevada Law, we cannot apply security deposit in lieu of the last months rent. Rent must be paid or your will default in your obligation to pay rent and may be subject to an eviction as well as forfeiture of the security deposit.
Power, water, and gas must remain in your name and must stay on for 5 days as per lease. If you have turned your utilities off and we have to reconnect them for the move-out evaluation, you will be charged the reconnection fee and be responsible for those days in rent.
Tenant to have carpets professionally cleaned and provide receipt upon the move-out. We will not accept receipt from rented machines. You must use a professional carpet cleaner.
The house must be clean enough for the next tenant to move into. We will pay special attention to baseboards, windowsills and tracks, cobwebs, blinds, appliances, bathrooms, kitchens, cabinets inside and outside, drawers, floors, light fixtures and general cleanliness. If you have a garage, it must be swept out and clean of any oil or greases.
If you have a yard or patio, the grass should be freshly cut, edged, and weed- whacked around sprinkler heads and house. Any weeds or miscellaneous garbage must be removed from the yard and premises. (If yard maintenance is included with your rent please disregard this section)
Any repairs that are the responsibility of the tenant must be completed, (if damaged by tenants/guests) and any damage by pet.

The return of your security deposit will be mailed to this address within 30 days after your move out as per lease. Please return the bottom slip to our office while dropping off keys, remotes, etc.
